Getting started
What can I do in RentMaple?
RentMaple helps landlords and renters manage listings, viewing requests, applications, tenancy records, documents and payment records. The options you see depend on your account role and the tenancy’s status.
How do I change my profile or appearance?
Open your account menu and go to Profile. You can manage your profile and select Light, Dark or System appearance there.
Listings & applications
How do I request a viewing?
Open the published property listing and use its viewing options. Available times depend on the landlord’s schedule. Check your dashboard for the request’s status; submitting a request is not the same as a confirmed viewing.
Where can I find my application?
Sign in as a renter and check Application history on your dashboard. Open the relevant application to review its details and available next steps.
How does a landlord start a tenancy?
Follow the agreement and tenancy setup flow for the application. Record the dates, rent, deposits, charges and any offers, and upload the signed agreement. Review the payment preview before finalizing.
Tenancy details
Where do we record rent, charges and offers?
Capture the agreed terms during tenancy setup. After setup, open Overview → Lease details and use Update agreed terms within Rent, charges & inclusions. Effective dates and previous versions are retained.
How do free-rent offers apply to part of a month?
Calendar-date offers are prorated using the days covered in the payment period. Offers set to cover whole payment periods work differently. Check the coverage setting and payment preview, especially when an offer ends mid-month.
How do I change a pet damage deposit?
The landlord can update the agreed pet damage deposit under the tenancy’s agreed terms. Lease details show the current agreed total. Any additional amount due or agreed refund is handled separately in Payment record; changing the terms does not record money as paid or refunded.
Payment records
Does marking a payment as paid move money?
No. Payment record tracks amounts due, reported payments and confirmations. Recording a rent or deposit payment does not transfer money between the landlord and tenant.
Why are the landlord and tenant payment statuses different?
Payment reporting and confirmation are separate steps. One party may have reported a payment while the other has not yet confirmed it. Open the payment details to review the recorded activity.
Who can see my private payment notes?
Private payment notes are visible only to the account that saved them. Use the payment’s private-note option for your own reference.
How are deposit returns recorded?
When deposit return options are available, the landlord records the amount returned and the tenant can confirm receipt. Partial returns can be recorded. Security and pet damage deposits are tracked separately.
Ending & renewal
Can I request cancellation of an upcoming tenancy?
Both landlords and tenants can request cancellation from Move-out & renewal on an upcoming tenancy. A request is recorded in Ending & renewal history; it does not itself mean the tenancy has been cancelled.
Where do I submit or record a notice?
Open Move-out & renewal. Landlords and tenants can record notices for an active tenancy, with delivery details in the history. Recording a notice or acknowledging receipt in the app does not by itself establish its legal validity or compliance with service requirements.
Does acknowledging a notice mean I agree with it?
Acknowledging receipt records that you received the notice. It does not record agreement with its contents. Once acknowledged, the app displays Receipt acknowledged by you.
Individual landlord credits
How do the introductory credits work?
Individual landlords receive 9 credits for their first property, 6 for their second and 3 for their third—a total of 18 introductory credits. They are awarded as those properties are created, rather than all at signup.
Where can I see credits added and used?
Use View credit history under Available credits on the dashboard. Filter by account, address or unit, date range and activity. Property forecasts show expected usage; credit history shows recorded transactions.
How do I add credits?
Choose Add credits on your dashboard, then select 25 credits for CA$50, 50 for CA$95 or 100 for CA$180 before applicable taxes. Online payments are not enabled yet. For now, validate an eligible code that covers the full price, review the result and confirm Add credits.
Why is my discount code unavailable?
A code may have expired, been paused, reached its usage limit, already been redeemed by your account, or be restricted to another package or landlord. Each account can redeem a particular code once. Validating it does not consume a use.
Are credits rent payments or cash?
Credits are non-transferable and are used only for RentMaple services. They do not pay your tenant’s rent or deposits. The individual-landlord credit section is not shown for enterprise accounts.
